The Parcel Living process is designed for clarity and efficiency, beginning with an initial meeting to align our models with your land and lifestyle. We then move through a transparent quote & contract phase and handle the complexities of documentation and permit reviews on your behalf. Once the contract is executed, we deliver a complete, builder-ready plan package, maintaining ongoing communication throughout to ensure your project’s success from start to finish.

Initial Meeting

This is a crucial opportunity for us at Parcel to learn about your property, unique needs and model preference. This meeting provides us with valuable insights into your lifestyle, your functional requirements, and your design aspirations. Our team will quickly be able to ensure which of our models will fit your land and lifestyle.

Quote & Contract

Parcel will ensure that the home(s) you are looking at will fit the lot and requirements of your jurisdiction. We will also outline the associated fees for your project. We understand the importance of transparency in our pricing and will ensure that all costs are clearly communicated and explained. Upon your review and approval of the contract, our team will commence work on your design project.

Documentation

Parcel understands the complexities involved in obtaining the necessary permits, certificates, surveys, and other documents required for the construction of your home. As part of our commitment to delivering exceptional service, we will review these documents on your behalf, ensuring that our homes will work. Our team has extensive experience navigating the permit application process and will make suggestions as needed (permit applications come next, and are the responsibility of the builder).

Contract Execution & Plan Delivery

Once we are confident that our model meets your needs, the contract is signed, and the complete package is provided.

Ongoing Communication

Should there be any questions along the way, our teams are available to field your questions. While we welcome your questions, we are confident that our plans are builder and permit-ready. Additional changes or updates will be quoted and billed by either ARD or AVD.

The Parcel Living team will supply you with the following:

Interior Drawings, Selections and Finishes

Interior Selections:

Tile (flooring and backsplash for kitchen and bath, fireplace surrounds, etc)
Millwork selections/hardware
Hardwood/carpet
Countertop materials
Decorative lighting
Railing selections
Interior wall colours
Baseboards and casings selections
Interior doors and handles/hardware
Plumbing/hardware
Decorative details (screens, wallpaper, wall details, etc)
Exterior selections
Appliance specifications
Fireplace selections when needed

Drawing sets include:

Tile elevations
Plumbing elevations
Millwork package (drawings/elevations)
Lighting Elevations/base lighting plan
Ceiling or wall details

Notes:

All the above will be specified from our preferred supplier list. Builders can reach out to each respective supplier to get pricing. This pricing has been negotiated with the supplier to ensure that the builder is getting the best price possible on these selections.
All of the above selections will be placed in a schedule that will outline where each finish is going, pricing, installation instructions, grout colours, and other pertinent information required for install and purchasing.
