What is included in a Parcel Living design package?

Our packages are comprehensive 'Blueprints for Living.' You receive development-permit-ready architectural drawings and a fully curated interior design specification—including cabinetry, lighting, flooring, etc.

How does Parcel Living accelerate my project timeline?

We provide a permit-ready package that removes the guesswork. By delivering a fully-spec’d interior and exterior set, we bypass the lengthy decision-making process. By providing a finished vision from day one, we eliminate the typical 6–12 month design and selection phase, allowing you to break ground faster as soon as site-specific tasks are completed.

Do you help with the actual construction?

As your architectural partner, we provide the definitive roadmap for your project. While we do not build the home ourselves, we coordinate closely with your chosen builder and third-party consultants to ensure the design intent is realized. We are also happy to provide referrals to builders within our preferred partner network.

How quickly will I receive my house plans?

Efficiency is at the core of our service. Once your deposit is received, we immediately begin processing your order. You will receive high-resolution PDF files of the architectural drawings for your selected model, along with the corresponding interior design package, shortly thereafter.

Can I modify the floor plan or the interior finishes?

Absolutely. While our homes are thoughtfully designed for optimal flow, we offer modification services for an additional fee. This ensures the home is perfectly tailored to your specific lifestyle or site requirements.

What if I love the architecture but want a different interior aesthetic?

We offer 'Interiors-only' modification services. Because we work with a dedicated network of suppliers, we can efficiently swap finish palettes while maintaining the high-end integrity and cohesive feel of the original design.

Can I change the exterior materials, such as using stone instead of wood?

Materiality is a core pillar of the Parcel Living aesthetic, but we understand the need for personalization or compliance. We can swap exterior materials during the modification phase to ensure the home aligns with your preferences or local requirements.

Can someone help me with furniture and styling once the home is built?

Yes. As a multi-disciplinary firm, we can offer furniture & styling add-on packages. Because we already possess the 3D models of your home, we can curate a furniture collection that perfectly fits the scale and aesthetic of your specific Parcel model.

Can I see a 3D walkthrough of the home before I purchase the plans?

We provide high-fidelity renderings for all our Series models. For a more immersive experience, we offer VR-ready files or video walkthroughs for an additional fee, allowing you to 'feel' the volume of the spaces before committing to the build.

How do I know if a Parcel Living model will fit on my lot before I buy?

We offer a 'Pre-Purchase Lot Analysis' for a nominal fee. Simply provide your property details, and our team will perform a feasibility study to confirm which models from our Series best suit your topography and setbacks.

What happens if my local building codes differ from your standard plans?

Architecture is a local science. While our designs are used internationally, we coordinate with your local municipality without losing the original design intent.

Do you coordinate with my local municipality and third-party consultants?

Yes. We collaborate with your required consultants to integrate their work into our architectural set. Our goal is to provide a complete, permit-ready construction package and manage the submission process to obtain your required permits.

Is the purchase price for a one-time build?

Yes. To maintain the exclusivity and value of our designs, each purchase grants a license for a single-use build. For developers interested in creating a Parcel community, we offer multi-unit licensing agreements.

How do your supplier partnerships benefit my project?

We have pre-negotiated relationships with high-end exterior and interior suppliers. This streamlines your procurement process, ensures material availability, and often results in preferred pricing that is not typically available for one-off custom builds.

Do you provide marketing support for spec builds?

For our developer clients, we provide a "Marketing Package" that includes high-fidelity 3D renderings, floor plan graphics, and Parcel Living branding assets. This allows you to begin pre-sales and market the lifestyle long before the project is completed.
